Your lease is a one month renewable lease that begins today,

Mini Mac Storage Center (hereinafter referred to as "Management").

Management does hereby rent to Tenant storage unit number
    unit number    (Length x width) in a building located at
8200 N. Begole Rd., St. Louis, MI    48880 to be used as storage for personal or business property for the monthly rate
         $0.00             . Your renewable lease begins on   your move in anniversary date     and terminates one month
later on the day before your anniversary date. Rental payment is due on your anniversary of the move in date and
payable in advance each month.

Management acknowledges receipt of
             $0.00?          as per your receipt for your first month rent or additional
months if you paid multiple months ahead.. All payments made to Management pursuant to the agreement shall be
applied first to administrative and late charges, then the balance to accrued and unpaid rent, this agreement shall expire
on your paid thru date each month and automatically renew for one (1) additional month, subject to the conditions on
the remaining pages. Mailed payments must be received on or before your due date each month to avoid a Late Charge.

1.        Tenant's use of the premises: Tenant further covenants with Management that at the expiration of terms of this
Lease, peaceable possession of the premises shall be given to the Management, in as good condition as they are now,
normal wear, inevitable accidents and loss by fire excepted; and the Tenant agrees not to let, sublet, or assign the
whole or any part of the premises without written consent of Management. Tenant agrees to preserve such premises
free from nuisance and not use for anything other than storage purposes, no mechanical, fabrication, manufacturing,
assembly or other related work shall be allowed. No hooks, screws, nails or shelving shall be attached to the walls or
framework of the building or storage unit. No signs, advertisements, notice or lettering shall be allowed on any part of
the outside of the storage unit. Automobile gas tanks must be kept full. No tenant yard sales / unit sales are allowed.
Tenant must provide his own lock and keep unit locked at all times, only one lock per unit door hasp is allowed.
2.        Tenant shall not place or keep in the premises explosives, flammable liquids, contraband or other goods
prohibited by the law and agrees to abide by any rules promulgated by Management governing the use of these
premises. Tenant shall not permit damage to the premises and shall indemnify and hold Management harmless from any
claim or cause of action arising out of Tenant's use of the premises. Tenant assumes responsibility for any loss or
damage to property stored by Tenant in the premises and may or may not elect to provide insurance coverage for the
same. Management does not maintain insurance for the benefit of tenant, which in any way covers any loss whatsoever
that tenant may have or claim by renting the storage space or premises and expressly releases management from any
losses and/or damages to said property caused by fire, theft, water, rainstorms, tornado, explosion, riot, rodents, civil
disturbances, insects, sonic boom, land vehicles, unlawful entry, or any other cause whatsoever, nor shall management
be liable to tenant and/or tenant's guest or invites or agents while on or about management premises.
3.        The management may terminate this lease option if Tenant is not in full compliance with the terms of this Lease,
subject to Management's approval. Tenant's Failure To Vacate The Premises Or Remove Their Lock On Your Paid
Thru Date Automatically Renews The Lease For One (1) Month.
4.        Tenant agrees to give Management ten (10) days written notice of his intention to vacate his storage unit. There
are no prorated rent refunds in the event the unit is vacated before the paid thru date. If the unit is vacated on or after
the fifth (5) day after your due date, a full month's rent is due. Rent will not be prorated under any circumstance.
5.        Rental payments are due on the anniversary date of your move in date each month without demand. Mailed
payments must be postmarked by the due date each month to avoid the Late Charge. If rental payments are not paid in
full within five (5) days of the due date, including Late Charge, and/or Returned Charge, of Miscellaneous Charge, the
Management may, at his option, declare the Tenant in default. No notice need be given of default.
6.        Management may take possession of the goods in the Storage Unit on the 15th day after your due date each
month if full payment is not received by the due date. Taking possession of the goods shall consist of over-locking the
Storage Unit door to prevent Tenant's access to the Storage Unit until all rental, late fees and miscellaneous charges
are paid in full.
7. The personal property in Storage Unit may be sold to satisfy the lien if Tenant is in default. Management shall have a
lien on all personal property stored within each Storage Unit for rent, labor, or expenses reasonably incurred in the sale,
pursuant of Michigan General Statues. All moving, storage and/or sales costs associated with sale of goods shall be
borne by Tenant. If Management asserts a lien against the personal property in the unit, only a payment in the full
amount of the lien will be accepted to satisfy lien; partial payments will not halt any auction procedures or legal actions.
8.        The Management may, at his option, remove the tenant's lock at tenant's expense to inventory stored goods for
sale. The administrative charge for lock cutting is
           $10.00                . Management may at this time move property
to another location to be stored and Tenant agrees to be solely liable for any damage, loss or expenses incurred by his
action. And the parties agree that Management shall have a lien upon all personal property stored in the unit to secure
payment of this charge, as well as all other charges owed to Management. If the rental account is brought current, the
Management shall remove its lock. It is the tenant's responsibility to replace his lock at the time of payment to insure the
security of his storage unit and to secure his storage unit by a lock (only one lock per unit door hasp). At no time will
management supervise use of unit in anyway. The safety of items stored by the tenant is the responsibility of the tenant.
9.        In the event Management is required to obtain the services of an attorney to enforce any of the provisions of this
Lease, Tenant agrees to pay in addition to the sums due hereunder, an additional amount as and for attorney's fees
and cost incurred.
10.        Management will have the right in the event of an emergency to enter the storage unit with whatever reasonable
force is necessary. They may at their discretion, deny access to premises in case of inclement weather or emergencies.
11.        A returned check is subject to a charge of
          $26.00              , which shall be considered part of the rental.
Unit shall be in default and overlocked by Management, until amount of the returned check, returned check charge, and
any additional charges due are paid in full. Payment must be made by money order or certified check.
12.        The Monthly Rental rate, deposit amount, late charge, cut-lock, and returned check charge are each subject to
increase on day SKEY_RENTPAYDAY of each month. Tenant shall be given thirty (30) days written notice of such
increases and this Lease shall be deemed to be so altered if the Tenant continues his occupancy beyond the effective
date of the increase. Notice shall be deemed given when Management deposits first-class mail, postage prepaid to
Tenant at address given on this Lease or official change of address. Tenant shall apprise Management of any change
in his/her mailing address in writing within twenty (20) days of such change. A new Lease does not have to be executed
for any new rental rate increases.
13.        All tenants must pay by cash / check / or money order. All tenants in default or having prior returned checks
must pay by money order.
14.        Any right granted herein to Management may be exercised by Management's Rental Agent or other
representative or agent.
15.        The covenants herein contained shall extend to and be binding upon the parties hereto, their heirs, executors,
administrators and assigns.
16.        However, the term of the lease may be extended for like periods of time, provided neither party gives notice to
the other party of intent to terminate the lease, whether at the end of the initial term or at the end of any renewal term
thereafter. Notice of termination must be received within at least ten (10) days prior to the termination date, or the lease
will be deemed to have been renewed for a term equal to the original term of the lease.
17.        WRITTEN NOTICE OF LEIN: NOTICE: If you fail to make your required payments or other charges as listed in
"Charges, Policies, and Rules" you will have to vacate the unit or your property may later be sold at a public sale. Before
the sale, you will be notified by certified mail of the sale and the amount due. The notice will be mailed to your last known
address. In order to preserve your right to be notified, it is important that you notify us of any changes in your mailing
18.        Public sale proceeds will be applied first to the expense of the sale, with the same to include but not be limited to
a reasonable attorney fee and the cost of publications of notice of sale, if any remains then it will go to the payment of
19.        Time, when mentioned, is of the essence of this agreement. This agreement shall be binding upon the parties
hereto, their heirs, successors, representatives and assigns, if any.
$6.00 will be charged if rent is not received within the 5 days grace period after the due date.
$11.00 will be charged on the 15th day after the due date. At that time, we will overlook your unit and your access will be
denied until we receive payment of cash, money order, or certified check at which time we will remove our overlock.
$16.00 will be charged for being 30 days past due and you will receive a certified letter.
$26.00 will be charged for a NSF check
$51.00 will be charged for an inventory fee if unit becomes delinquent
$31.00 will be charged for a newspaper auction advertisement if required
$10.00 will be charged to cut locks
21.        MOVE OUT: Tenant is required at move out to leave the unit empty and broom clean. If unit is not left in this
condition, Management may charge Tenant for cleaning and/or disposal of anything left in the unit. For damages to the
buildings and/or grounds lessee will be charged for the cost of repairs for both labor and material. We have blacktop
around all the building for your convenience so we expect you to not drive or park on the grass. When unloading, park
parallel to the building, Do not try to back up to the door.
22.        NO SMOKING within the units
23.        SPEED LIMIT is 10 miles per hour on our site
24.        DUMPSTER RULES: Absolutely no dumping is allowed. The dumpster is for Mini Mac Storage use only - not the

Written rules are posted in the office. Rules maybe changed from time to time without voiding the Rental Agreement.
